Remodel Wave Hits Hospitality

Astudy by hotel research firm STR predicts that average revenue per hotel room will rise 2.7 percent this year. With more visitors than ever coming to Los Angeles, older hotels in the Valley region have seized the moment to upgrade their amenities. When new management took over the Hotel Xilo Glendale, they closed the establishment for nine months to facilitate a major renovation. Upgrades included new furniture imported from Germany and Spain in all the guest rooms. The beds were replaced with new California king and queen mattresses, and rooms were made into their larger jacuzzi rooms and lofts. Since finishing the renovations, the hotel has seen increases in room rates increase and guest count. “Our hopes are met so far in terms of room rates and occupancy, our property is running a minimum of 80 percent occupancy and is sold out weekends,” said Remy Dahan, general manager at Xilo Glendale. Customer demographics have changed along with the décor. “Since I have been working here after the renovations, I can say that our clientele has changed a lot. We still have locals, but we have also a lot more Europeans, South Americans and Asians,” Dahan said. Holiday Inn Express & Suites Camarillo was rebranded from the Camarillo Executive Inn & Suites last year. Renovations at the to a 97-room hotel started in February 2017. The hotel caters to a mix of vacationers, business travelers and military-related personnel visiting nearby Point Mugu Naval Air Station. The Holiday Inn isn’t the only Camarillo hotel looking to change flags. Central Inn and Suites in Camarillo will finish a $5 million renovation next month and open as the Fairfield Inn & Suites Marriott. The 105-room hotel at 444 Central Ave. will begin business after the largest renovation to the property since it was built in the 1980s. Elsewhere in Ventura County, Westlake Village Inn is undergoing pool, spa and room renovations. The renovations are scheduled to be complete at the end of this month. Renovation of the entire property at the Hampton Inn & Suites Los Angeles Burbank Airport hotel started in November and will be complete in May. The six-month renovation process to the 99- room hotel located at 7501 N. Glenoaks Blvd. came after the hotel hadn’t upgraded for 10 years, and management felt the timing was right. The renovation project is being lead by Five Star Hospitality and will include a refresh of the full property. “Hampton by Hilton hotels have a rich history in providing guests with accommodations that are multi-functional, modern, convenient and comfortable,” said Sundeep Vaghashia, general manager at the Hampton Inn. “With these renovations, we continue to uphold the Hampton standards, which our guests have come to expect from our brand.” The renovation will cost $4 million.
