A 4,500-square-foot office building in Van Nuys has sold in an all-cash deal for $1.3 million, or $288.89 per square foot, according to brokerage CREI. Karl Niehaus of CREI acted as both the buyer’s agent and listing agent for the property at 14518-14520 Erwin St. According to CoStar Group, Asaf Glazer of Beverly Hills purchased the property from the Feuerman 1999 Family Trust. The building was constructed in 1923. According to CREI, the building was sold along with the neighboring property for redevelopment.
