Valley Construction: Under Construction

By Linda Coburn Staff Reporter If it seems there are big holes in the ground and cranes everywhere, you’re not far off the mark. The Business Journal identified more than seven million square feet of commercial construction underway in the Valley region in 2008. Retail The Summit at Calabasas, a 70,000-square-foot development of northern California’s Dollinger Properties, began grading in August. It will be the city’s first privately-built ‘green’ project according to the developer, with the equivalent of a silver LEED certification. It will also be one of the first locations for Circuit City’s new concept stores that are just being rolled out in the Southland. The design for the center was conceived by the Westlake Village firm of Behr-Browers Architects, Inc. Macerich will be unveiling the next-to-last phase of The Oaks expansion project in November. Built by Whiting-Turner, the 103,000-square-foot addition will house 10 new stores and several eateries. The Camarillo Premium Outlets mall is also expanding, creating The Promenade, essentially a second center with 40 stores and a total of 220,000 gross leasable area. The developer is Chelsea Property Group, a division of Simon Property Group and the general contractor is Lyle Parks. The Patios at Westfield Town Center is an 184,500-square-foot expansion of Westfield’s Valencia property. The project is scheduled to open in the second half of 2009 with 40 specialty stores and an open-air dining area. Also planned is a 50,000-square-foot expansion of the Macy’s department store. Healthcare McCarthy Building Companies Inc. started construction on a five-story inpatient tower at Providence Holy Cross Medical Center in Mission Hills in July. The $113 million contract includes a renovation of the cardiology department and five operating rooms. Designed by HMC Architects, the project is seeking LEED certification through the United States Green Building Council. Completion is estimated for early 2011 but that could be delayed by ongoing legal wrangles with opponents of the project. Institutional The core and shell of the Los Angeles Children’s Museum was completed by Matt Construction but another $26 million is needed to build and install the exhibits so the building sits empty. Office Construction on the Patriot Commerce Center, an office and industrial park in Moorpark began in June. M.W. Ossola & Associates is the developer. The first phase will consist of a 22,000-square-foot Class A office building and approximately 143,000 square feet of industrial space ranging from just under 1,000 square feet to as large as 42,000 square feet. The general contractor is RCI Buildings, Inc. The speculative office building at 207 Goode Street in Glendale is a development of Maguire Properties. Rising seven stories, the 189,000-square-foot building being constructed by Hathaway Dinwiddie is expected to open in May, 2009. Senior Living The Village at NorthRidge is a 381,912-square-foot senior living complex being constructed by Cobalt Construction. The project, being developed by Senior Resource Group, will have 275 independent living and assisted living residences for rent. The campus will also have its own movie theatre, restaurant, and a host of other amenities.
