Old Republic Title documented a flurry of real estate transactions at the end of 2008 in its most recent commercial activity report. There were 13 apartment sales, 3 industrial and 13 retail/office sales in the San Fernando, Santa Clarita and Conejo Valleys in December. Multifamily sales totaled 94,404 square feet and 114 total units. The 13 transactions had an average cost per square foot of $263.75, with $16.6 million in total sales value. A total of 13 office/retail transactions also occurred, representing 61,882 square feet and an average cost per square foot of $743.40. Industrial transactions trailed as expected with vacancy rates still less than 2 percent in many areas. The three recorded sales represented 36,870 square feet. Average cost per square foot was $151.54 with a total sales value of $5.4 million. The figures represent full-price transfers valued at greater than $500,000 that were completed in December 2008.
