Developer Proposes Mixed-Use Complex in Glendale

Project applicant Mikael Galestian under the LLC New Dawn Enterprises has presented a plan to Glendale Design Review Board to replace existing structures at 3508-3514 Verdugo Road with a small apartment building that will also house some ground-floor retail, according to an Urbanize.LA report. Designed by Glendale-based architecture firm Zohrabians, the three-story, contemporary low-rise — comprised of 14 two- and three-bedroom dwellings mounted above 2,762 square feet of ground-floor retail space and parking for 49 vehicles — would replace the group of small commercial buildings currently at the site near Montrose Community Park. According to project renderings, the building includes upper floors receding from the building’s main street frontage along with a backyard.
