Local Builder Debuts Van Nuys Subdivision

California Home Builders, a division of Evenhaim Industries Corp. of Canoga Park, held a grand opening Monday at its new, 73-home residential subdivision in Van Nuys. The project, at 15207 Saticoy St., is a rarity in the crowded San Fernando Valley, where amassing land to develop substantial housing tracts is difficult. The development, known as The Heritage Collection, features four-bedroom homes available in two floor plans. The 1,485- to 1,494-square-foot properties will sell from $472,000; all feature 2.5 baths and two-car garages. Standard amenities include solar panels and energy-efficient heating and air conditioning systems; smart-home automation; LED recessed lighting; dual-glazed windows and patio doors; Caesarstone kitchen and bath countertops and landscaped backyards. The community’s central Valley location, with multiple freeways nearby and proximity to parks, will also be selling points. The homes will be marketed to young families and first-time homebuyers, according to developer Shawn Evenhaim. “With such a low supply of new housing inventory being built in the San Fernando Valley to meet the growing demand, it is important to create diverse housing opportunities for the next generation of homebuyers,” he said in a prepared statement. Other projects California Home Builders has in the works include The Oaks at West Hills, a 90-home subdivision at the site of the former Boeing Fitness Center just south of the Chatsworth Reservoir, and a luxury apartment complex with 250-plus units proposed for the site of the former Panavision Inc. headquarters at Erwin Street and Variel Avenue in Woodland Hills.
